Property Tax Information

Annual property taxes are due by the following dates:
*Note your loan account does not include an impound for taxes. You are responsible for paying the taxes.

  • First semi-annual payment due by November 1st, delinquent after December 10th.
  • Second semi-annual payment due by February 2nd, delinquent after April 10th.

Pre-payment Information.

If you have an SBA 504 Loan:

To insure the payoff of your loan is accomplished smoothly, please keep this information in mind:

  • CDC must have a 45 day written notice that the loan is going to prepay.
  • CDC may require a good faith deposit of $1,000.00. Good faith deposits are required to lock in your payoff date and are not refundable if your loan does not payoff. Deposit must be made 10 days prior to the scheduled pre-payment date.
  • If your loan funded after January 1992, a good faith deposit is always required by the SBA.
  • 504 loans can only be pre-paid on the 3rd Thursday of every month.
  • Prepayment premiums may apply. Premium levels decline every every loan anniversary date and are eliminated after the loan is over half way matured (i.e.: 20 year loan: first 10 years there is a prepayment premium, after 10 years it drops off).

If you have an SBA 503 Loan:

To insure the payoff of your loan is accomplished smoothly, please keep this information in mind:

  • CDC must have a 45 day written notice that the loan is going to prepay.
  • CDC may require a good faith deposit of $1,000.00. Good faith deposits are required to lock in your payoff date and are not refundable if your loan does not payoff. Deposit must be made 10 days prior to scheduled prepayment date.
  • All payoffs and deposits are made by wire transfers.
  • Partial Payments are not accepted.
  • If your loan funded after June 1985, a good faith deposit is required by the SBA.
  • 503 loans can only be prepaid on the 2nd and 4th Thursdays of each month, except November and December (1st and 3rd Thursday due to holidays).
  • Payoff may include a prepayment premium or discount, depending on the note rate and current interest rates.

Insurance Information

Pursuant to the terms of your Deed of Trust, you are required to insure your property for the full insurable value on a replacement cost basis.  SBA/CDC Small Business Finance is to be named as second mortgagee in your insurance policy.  Please have your agent forward a copy of your current policy to our office.  Please note we require BUILDING COVERAGE only and not liability.
